Pre-Design & Feasibility Assessment

• Scope: Site analysis, zoning and Official Plan review, heritage status check, and evaluation of land use compatibility.

• BORDEAUX Role: We assess the development potential and constraints of your property early on, ensuring alignment with municipal planning policies and the Provincial Planning Statement (PPS 2024).

 

Design Development &

Architectural Drawings

• Scope: Conceptual and detailed design for:

  • Residential Developments: Single-detached, semi-detached, townhouses, low-rise/mid-rise apartments.

  • Commercial Developments: Mixed-use buildings, office spaces, plazas, restaurants, and institutional projects.

• BORDEAUX Role: We lead architectural design with attention to aesthetics, building performance, and urban context. We ensure drawings are to code and suitable for Building Permit submission.

Coordination with Consultants

• Scope: Structural, mechanical, electrical, energy modeling, and site servicing plans.

Building Code Analysis &

OBC Matrix Preparation

• Scope: Review of Part 3, 9, and other relevant parts of the Ontario Building Code for compliance (e.g., egress, fire ratings, accessibility).

• BORDEAUX Role: We prepare the OBC Matrix and ensure the design meets life safety, accessibility, energy efficiency, and construction requirements.

Building Permit Application

Preparation & Submission

• Scope: Complete application package for Building Permit submission through municipal e-permitting portals or counter services.

• BORDEAUX Role: We prepare all required forms, drawings, and reports, coordinate with municipal staff, and act as agent on behalf of the owner to expedite approvals.
